PAINTING
Lets all get on the same page to begin with. Even the highest-grade coating is only as good as the prep work underneath it. Although in some situations this work may be very time consuming and add to the cost, it is the most important step for a quality and brag-lasting job. Without it you will be frequently repainting with the same poor results. Some contractors may forgo the needed prep in order to keep costs low. At American Decorating, the finish coating will not be applied until the substrate or existing finish has been properly prepared. This is one of the reasons we have a no hassle 3 year guarantee on all interior and exterior painting work. Our detailed proposals clearly list all procedures, labor, materials and coat to complete the work.

Power Washing
A commercial grade power washer is used to remove any din, oxidation or contaminates that will lead to pour bonding between the existing and new finish. An untrained worker can cause substantial damage with this machine. We love experienced operators that can match the substrate to be cleaned with the proper tip, distance and angle that are required. Also environmentally friendly chemicals may be added (if needed) to thin the chemical injector for mildew killing or de glossing purposes.

Prep Work
Any existing finish that is peeling, blistering, or has poor adhesion is removed by hand scraping. This is followed up by sanding to the father down scraped edges. All protruding listeners are roiled flush with the substrate.
All surfaces not to receive paint will be dropped, taped or covered as needed. All ladders, roofs, etc. will be padded a protected to ensure that no damage will happen during work.

Priming
In some cases, a full coat of primer is needed due to the condition or makeup of the existing finish. In most situations spot priming of all bare and stained areas is all that is required. In either case a high quality primer that is suited to the finishes existing and to be used will be professionally applied.

Caulking
Caulking is a very important step to a quality long lasting job. It is not only a must for the paintwork, but also helps prevent water from damaging the substrate and entering the structure. All areas are caulked as needed with Vulkum polyurethane: sealant. We have used this product for more than nine years and feel it is one of the best products available.
